A CP12, or Landlord Gas Safety Record, is the official document confirming that the gas appliances, fittings and flues in a rental property have been checked and are safe. By law, landlords must arrange this check every 12 months and give a copy to their tenants.
Landlords are legally required to have a gas safety check carried out every 12 months. For homeowners it isn't a legal requirement, but an annual service and safety check is strongly recommended to keep your appliances safe and running efficiently.
Gas safety certificates are charged at a fixed price of £50.00 for a single-appliance property, so you'll always know the cost before I arrive. Properties with additional appliances are priced clearly up front, so just get in touch for an exact quote.
Yes. I'm a fully qualified, Gas Safe registered engineer and carry my Gas Safe ID card on every job. You're always welcome to ask to see it, or to check my registration on the Gas Safe Register.
For a typical property with one or two appliances, a gas safety check usually takes around 30 to 60 minutes. Larger properties or those with more appliances can take a little longer. Your certificate is issued on the same day.
